Hill PDA was engaged by Lake Macquarie City Council to analyse the potential for a site in Windale to be developed for bulky goods. The site is located opposite an existing bulky goods cluster and proposed development in Lake Macquarie. The project was commissioned to enable Council to make a proper determination of viable development for the site.

Bulky goods retailing is often described as low cost / high bulk retail goods and ancillary products.  Retailers of these goods and products have identified financial benefits in lower occupancy costs and economies of scale outside of established high-rent and high-cost retail centres.

Many of these stores have become destination centres and therefore do not require central locations in traditional shopping centres.  They have become attractive destinations for shoppers that are searching for lower prices and the convenience of parking and loading.

The Hill PDA study analysed existing bulky goods floorspace supply, potential demand for bulky goods within an identified trade area and investigated potential bulky good development options and major anchor types. Rents and sale values that could be achieved on the identified site were also examined, given current local market conditions. Finally, Hill PDA assessed the potential impacts (employment and investment stimulus) to the local economy as a result of any bulky goods development on the site.
